Please be advised that effective September 17th, Lesley Harper is no longer on The Board of Directors. We thank Lesley for the time she has dedicated to The Board of Directors and wish her all the best on her move.

With the Annual General Meeting to be scheduled for early 2022, your Board of Directors have decided to operate as two members until that time.

Visitor Parking Lot

We wish to remind residents that the visitor parking spots in the complex are designated for genuine visitors to the community. The visitor parking lot is patrolled by Paragon Security.

To register a plate number; email patrol71@pplguard.com, ensure your full address is in the subject line of the email followed by your plate number in the body of the email.

Collection of Monthly Common Element Fees

Due to the quick turnaround, management is still in the process of opening the new TD accounts. Until the accounts are live we will not be able to collect the September common element fees, at is stands right now this will result in a double withdrawal on October 1st. We are doing our best to expediate this with the help of TD and will update our owners accordingly.

We understand the previous management company used a platform called “tenant pay” for the collection of common element fees, we do not use such service. EFT reports containing your pre-authorized payment information are sent directly to the bank on a monthly basis to process your fees.

If you were signed up for “tenant pay” your direct deposit information has been provided to Management and nothing further is required of you.

If you were submitting postdated cheques, please contact the Management, common element fees are due on the 1st of month, owners will not receive a late fee because of the current delay however we’d like to bring your attention to the below:

• $28.25 late charge applied to all fees collected after the 1st of the month.

• 2% late interest charge of fees collected after the 1st of the month.

• $35.00 return cheque charge on all NSF’s.

Noise Concerns

It is important to remember that when living within a condominium complex neighbouring homes are in located within close proximity. As a result, noise travels easily between homes and may cause those around you to be disturbed.

As a courtesy, we ask that you inform your neighbors when completing renovations within your unit and limit work time between the hours of 9:00 am – 7:00 pm Monday to Friday and Saturdays from 9:00 am – 4:00 pm. In order to preserve the harmonious community that we all desire, please consider those around you and adjust the noise levels within your home.

Pets

DCECC 273 is a pet friendly community however as a gentle reminder we ask all of our pet owners to ensure they are picking up after their pets when on the common elements.

Electronic Communication

To save the Corporation funds on photocopying and postage charges, we encourage residents to fill out the electronic communication form which can be accessed through the below link on google chrome https://mrcm.ca/records. Management uses email communication as the preferred method for urgent messages.

Smoke & Carbon Monoxide Alarms

Under the Ontario Fire Code, every home in Ontario is required to have working smoke alarms. Please test your carbon monoxide and smoke alarms.

Landscaping Services

Effective November 1st, Pristine Property Maintenance has been contracted for year-round service to the site.

Please slow down and drive slowly through the complex.

Service Request to Management

As a friendly reminder for residents who have service requests, all requests can be forwarded to fmohamad@mrcm.ca. For urgent matters such as a fires, flood or power loss please call 905-507-6726. The after-hour emergency line can be reached via this telephone number at extension 7.

Seasonal Reminders

• Seasonal decorations are permitted in the complex however we kindly request these aren’t permanently affixed to the Corporations common elements.

• Ensure exterior house bibs are turned off from within your unit.

• Patio furniture is covered or placed in storage for the winter.

COVID-19 Updates

To all residents of DCECC 273,

Amid the COVID-19 outbreak we are all currently experiencing the board would like to provide an update to our residents.

We encourage the social distancing and isolation protocols set up by the government however we are not enforcing the visitor parking bylaws and have suspended the Paragon Patrols until further notice. Given the worries and stress everyone is currently facing, adding the possibility of a parking ticket isn’t necessary at this time.

In regards to the collection schedule, we are continuing to wait on an updated calendar from our contractor. As there have been several delays including the current outbreak we have created a temporary calendar for our residents and posted it to the website home page.

We will also be postponing our Annual General Meeting until further notice. Once we have received the all clear we will confirm a new date and inform all residents.

Visitor Parking

Further to our previous communication in newsletters and notices regarding visitor parking issues, please be reminded that the use of visitor parking is solely for the use of visitors.

As winter is settling in, this will serve as the final notice. Any vehicles of unit owners parked within the visitors parking that further prevent the snow removal company from clearing the visitors parking areas will be towed at the cost of the unit owner. All vehicles must be removed during the snow removal to ensure proper clearance especially for all handicapped spots.

If the parking regulations and by-laws of the condominium corporation continue to be ignored by resident vehicles parking regularly in visitor parking please be advised that the Board of Directors reserves the right to pass this matter to the corporation lawyers. Please be advised that all legal fees incurred will be charged back to the unit owner in addition, any cost for snow removal that are charged to the corporation due to residents vehicles parking in visitors parking will also be charged to the owners of the offending vehicles.
